Removal of RAAC with new Structural deck and Roof in Birmingham.

THE BRIEF

RAAC, which stands for Reinforced Autoclaved Aerated Concrete, was identified in the roof of this particular school hall in 2023 following a comprehensive RAAC survey conducted by Spicer Surveys Ltd. After a thorough evaluation, funding was approved by the Department for Education (DfE) for its complete removal. Subsequently, Spicer Surveys Ltd was appointed as the Principal Designer to oversee the intricate process of replacing the roof structure, which has now been successfully completed to the complete satisfaction of the school administration. This accomplishment has resulted in the school hall being brought back into use, much to the delight of students and staff alike.

WHAT WE DID

Having identified the RAAC, Spicer Surveys Ltd were involved right from the start, providing an intrusive survey the deleterious material was found and we worked proactively with the school and the DfE to get the RAAC removed promptly. Works were designed with out structural engineering team, tendered and procured in a timely manner to get the Hall back in use as soon as possible. Spicer Surveys Ltd provided full project management support ensuring CDM compliance and monitoring the project until completion.

Spicer Surveys fulfilled the Principal Designer role and provided services including but not limited to:

  • RAAC Survey

  • Structural Design

  • Project Management & Procurement

  • Contract Administration

  • Cost Planning & CDM compliance

THE RESULT

With the project successfully completed on time and within the allocated budget, the Hall has now been returned to regular use, much to the satisfaction of the community. Furthermore, the client was provided with a comprehensive single point guarantee that spans an impressive 25 years, which offers lasting peace of mind and assurance regarding the quality and durability of the work performed.
